This two-day intensive seminar gives you hands-on, practice-oriented training in the advanced use of Excel for real estate investment and financing.

 

Learn from EBS Universität experts how to structure professional cash flow models, vary financing options, and carry out meaningful risk analyses.

By the end of the seminar, participants will be able to:
  • Structure practically applicable cash flow models for real estate investment and financing.
  • Incorporate the cost of capital and vary different debt financing options.
  • Carry out critical value, scenario and sensitivity analyses.
  • Understand and apply risk management through Monte Carlo simulations.
  • Use simple macros and add-ins to automate models.

Programme Content & Structure

Two Days for Lasting Expertise

Over these two days, we take you on an intensive journey: from building a robust, professional cash flow model through to confidently applying sophisticated risk analyses.

Day 1 - Advanced Financial Modelling & Cash Flow Analysis

Investment appraisal and introduction to cash flow modelling

  • Net present value methods (NPV, XNPV) and internal rate of return (IRR, XIRR, MIRR).
  • Structured construction of complete financial plans and DCF models.
  • Integration of various return metrics and financial functions.

 

 

Advanced Financial Modelling with Excel

  • Integration of complex, conventional and alternative financing structures.
  • Reflecting covenants within the model.
  • Automating the model using filters, pivot tables and simple macros.  

Database Management and Excel Power Query

  • Efficient preparation and management of large datasets as a foundation for modelling.
  • Introduction to Power Query for automating data import and transformation.
Day 2 - Risikomanagement & Simulation Analysis
  • Risk management & Monte Carlo simulations.
  • Analysis of critical values to identify break-even points using Goal Seek and Solver.
  • Conducting scenario analyses to model best-case, base-case and worst-case scenarios (Scenario Manager).
  • Professional sensitivity analyses and their visualisation (e.g. tornado diagrams).
  • Introduction to stochastic methods and running Monte Carlo simulations to quantify risk.
  • Applying relevant statistical functions in Excel to evaluate simulation results.

This programme is aimed at users who work with cash flow models in Excel - for example, consultants or employees of investors, lenders or local authorities.

What You Ideally Bring With You

To ensure every participant gets the maximum benefit from this intensive seminar, we build on solid foundational Excel skills. The course focuses on advanced modelling and analysis techniques, so confidence with Excel's basic functions is essential for your success.

Basic Excel Skills

You should feel confident in the following areas:

  • Formatting cells (e.g. numbers, currency, dates) and basic table design are routine for you.
  • Using formulas and functions such as SUM, AVERAGE and IF poses no problem for you.
Excel Licence

To apply the seminar content in practice, you will need your own valid licence for Microsoft Excel (or Microsoft 365). Please note that this is not provided by EBS Universität.

Prof. Jan Mutl is the Academic Director of the programme. He has also been teaching and researching in real estate economics at EBS Business School since 2011. He has headed the EBS Real Estate Management Institute (REMI) since January 2015 and is responsible for the real estate area across education and executive education.
